Latest on the upcoming HMDA plot and land auctions in Uppal and Kokapet, Hyderabad

The real estate demand for plots in Hyderabad keeps swinging between East, West, and South. The Hyderabad North is mostly forgotten now, though it had its time in early teens of this century when buyers focused on Kompally and Shamirpet. The Hyderabad South had its heydays when Shamshabad Airport was under construction.

We have seen keen interest Pocharum when the Singapore Township and Infosys pulled in buyers. Then suddenly, the market collapsed with people rushing to Tellapur and Nallagandla in the West. The massive construction by TCS forced people to dump the West and swing to East all the way to Adibatla.

Then came the feverish rush for plots in Mokila and Kondakkal in Western Hyderabad. Even before the rush had died down a second wave started in Adibatla with the opening of Wonderla amusement park. The plot rates have tripled there from Rs.5000 to Rs.15000/sqd.

And now we see a rush towards Shankarpally, in the West!  What has attracted people is the fact that the rate for HMDA plots is below Rs.10,000/sqd (how many months this would hold, is anybody’s guess!). And Shankarpally has many features which could make early investors a money spinner.  

4 lane roads are being built from the upcoming Regional Ring Road (RRR) to ORR through Shankarpally The RR is less than 3KM from Shankarpally Town.

The plot rate in Mokila / Kondakkal etc is in the range of Rs.15,000 to Rs.24000/sqd.

Availability of plots in Mokila/Kondakkal which are before Shankarpally has come down MMTS is being extended to Shankarplly. This will make travel very easy for IT crowd in Gachibowli as well as Hitec City Fresh clean, green locality to build homes and stay.

Large central Govt townships like that of Ordnance Factory and Bharat Dynamics are nearby.
